From Feasibility to Completion with personal guidance throughout the project.

A feasibility study may involve:

An objective assessment of whether the Client’s brief can be implemented within budget or other limits.

Advice and recommendations on any site investigations or tests that may be required, for example, to establish the ground conditions at the site.

Any need to involve other professionals in the investigations’ process or to provide other specialist services for the project; and advice regarding statutory approvals that may be required in respect of the works.

A measured survey of the existing building, and/or site is required to enable the production of "as existing" drawings.

In the case of Listed Buildings, a Recording Survey of all Historic Building Fabric and Features is required.

Following discussion with the client, taking into account their wishes and what can be built, 2-3 initial designs will be drawn up, following further discussion and probable reconfiguration a final design will be completed.

This is a very exciting stage of the project as many things need to be considered.

Size, shape ,position and structure of the building, how it’s going to be used, visual impact, environmental issues, choice of energy to heat and power the building.

Once agreed, this will then be used to obtain Planning/ Listed Building approval.

The next stage is to produce the Final Design drawings, detailing the proposed development.

Additionally, it is normal to produce a ‘Design and Access’ Statement, which is a document detailing the relevant Planning Policies, and compliance therewith, etc.

In the case of Listed Buildings a Listed Buildings Impact Statement will be required. This details the Historic Building Fabric, and seeks to deal with any impact of the proposals with the Historic features of the Listed Building.

Drawings are now prepared for submission for approval under the Building Regulations.

These drawings show in fine details the construction methods of the building.

As Contract Administrator I will evaluate the work carried out by the builder at certain stages in order to certify requests for payment by the builder.

As Contract Administrator I will also deal with any variations to the contract that become necessary for any reason, for example, rectification of defective work and the consequences of delays to the programme.
